Mortgage Calculator
Estimate principal and interest, optional housing costs, a 15-year and 30-year comparison, and an extra-payment payoff.
Compare estimated rent paid with the estimated cash cost and equity of buying over a period you choose.
A rent vs buy calculator estimates rent paid and the cash cost and equity of buying over the years you choose. Rent growth and home-value change are assumptions, not a recommendation.

Estimate rent paid over several years next to the cash you would pay to buy, the remaining loan, and the equity from the home-value change you enter.
A down payment equal to the price has no loan payment. Equity follows the home-value change you enter.
After the loan term, principal and interest stop. Tax, insurance, HOA, and maintenance continue.
Each year of rent is the prior year multiplied by one plus the rent-change percent. The loan payment uses the standard monthly installment. Buying cash is the down payment, principal and interest through the comparison, and the housing costs you typed. Equity is the estimated home value minus the remaining balance. Net buying cost is cash minus equity. The difference is rent cost minus that net buying cost. Neither result is labeled as the better choice.
Rent growth and home-value change are assumptions, not forecasts. The page does not include selling costs, repairs beyond the maintenance amount, or taxes on a sale.

Estimate principal and interest, optional housing costs, a 15-year and 30-year comparison, and an extra-payment payoff.
Estimate a home price from income, debts, down payment, rate, and housing costs. This is a budget estimate, not an approval.
Estimate the monthly payment, interest, and payoff schedule for a fixed-rate installment loan, including a personal loan.
Find percentages, increases, decreases and what percent one number is of another.
Compare an original number with a new one and see the percent change. From 80 to 100 is a 25% rise; 100 back to 80 is a 20% drop. An original of 0 is rejected.
Take a percent off a price and see the amount saved and what you pay. Type plain numbers. A currency symbol is invalid, and a discount above 100% is rejected.
An estimate from the rent change and home-value change you enter. Those rates are assumptions, not forecasts. The page does not say which choice is better.
Use 0 if rent stays the same. A negative number lowers rent each year.
Example rate for this estimate. Not a live offer.
Blank counts as 0. It stays at the amount you type.
An assumption. Use 0 to keep the price flat, or a negative number if the value falls.
